CALL TO ORDER / PRESENTATION OF MINUTES
- Bill Steenis called the meeting to order at 7:17pm. Present were Bill Steenis, Steve Yandl, Evan Adolf and Nicole Klages.
- Steve Yandl presented the minutes of the December 2011 meeting. After brief discussion, Nicole Klages moved to accept the minutes as read, Evan Adolf seconded and motion passed 4-0.
- Steve Yandl presented the treasurer’s report. There was $44,850 in long term capital replacement/repair reserve (CD) and $4,853 in operational reserve. Current checking balance was $4,819 with $3,273 in checks that hadn’t yet cleared. Forecasting expenses through the end of the year, the HOA would finish the year with $428 remaining in checking.
- It isn’t clear when we will be billed our $1,000 deductible to the insurance carrier in the Sharma lawsuit matter.
- So far, 21 checks received for 2012 dues. This is a slightly higher pace than past years.
- We briefly discussed the reserve fund analysis. Bill Steenis stated it would be completed in the first quarter of 2012. Fence is the main issue but we also need to consider mailboxes, tot toys in play areas, and detention ponds.
- Steve Yandl indicated there was a fence panel pulling away from posts on the west side of Snohomish Cascade Drive, 24 panels south of 154th Street. He will update Cheryl Carlson who can get Town and Country Fence out to do the repairs. There are also a couple missing fence boards along the south edge of the detention pond in the NW corner of the HOA (Gerges property).
- Steve reported that members are having some issues with sticking mailbox locks. Steve has ordered powdered graphite to deal with future issues. A newsletter article is being written to offer self help advice for sticky locks.
ARCHITECTURAL CONTROL COMMITTEE REPORT
- Steve Yandl reported that the one unkempt lawn issue where the committee was working with the homeowner has been resolved.
- Bill Steenis brought up the fact that there has been a canopy type structure erected in a yard where there was already an unapproved tent structure. Evan volunteered to talk to the owners to see if this can’t be resolved without resorting to letters from the ACC.
OLD BUSINESS
- We discussed conversations Steve Yandl has had with attorney Steve Goldstein (assigned by insurance carrier) regarding the Sharma lawsuit.
- Steve Yandl reported that the newsletter was going out as a quarterly rather than monthly newsletter as suggested at past meetings.
