CALL TO ORDER / PRESENTATION OF MINUTES
- Suzan Miller called the meeting to order at 7:03 P.M. Present were Suzan Miller, Steve Yandl, Nicole Klages, Jim Person, Tim Rizzo and Joyce Bowen. Joyce reported their house had a firm offer and this would be her last meeting.
- Minutes of the January 2013 meeting were presented and unanimously approved.
- Steve Yandl reported on the financial status of the HOA. We have $44,059 in checking, $5,691 in operational reserve and $70,607 in the long term capital replacement reserve.
- Payments for 2014 annual assessment are coming in at the same rate we’ve seen in previous years with about 50% of membership paid by the end of January.
- Ratification voting so far is 105 ‘yes’ votes, 5 ‘no’ votes and 2 signed ballots with no votes.
- Homeowners along Snohomish Cascade Drive who failed to do clearing along the fence were invoiced for the amounts we had to pay Town and Country Fence for the extra clearing that went beyond what the fence repair/section replacement quote was for.
- Jim Person reported on his frustration getting prompt reporting from Town and Country Fence on determining which panels were associated with which owners.
- The most recent repair which was needed because of storm damage subsequent to our large fence repair was completed quickly and looks good. Jim suggested it might be advantageous to get to any additional repairs prior to spring before Town and Country Fence gets busy.
- Jim reported on a section of fence along 68th Avenue (west side of our NW detention pond) that has pulled away from a post. This portion of fence was replaced in error by the contractor for Gold Creek 1 but it is out of warranty and we’ll need to get the repair done ourselves.
- One of the two lights at the boat park is out. Steve Yandl will contact electrician Jim Clark and get him to replace both bulbs.
- Jim reported on his inspection of the play areas at the boat park and tot area on 72nd with the deteriorating timbers surrounding the play chip areas. We have a quote from Skinner Landscape that was for all timbers, not just the top row and the worst timbers on lower levels. Jim has also shared a quote for the materials (top tier only, timbers and spikes) that was in the $2k range. Options to complete the repairs were discussed. Steve Yandl commented that any contractor we paid would need to be licensed, bonded and insured and warrant the work. Jim Person, Joyce Bowen, and Nicole Klages will solicit quotes from other landscape contractors.
- Jim asked Tim Rizzo if he could check with his former company to see if they could fabricate additional steps to augment the single step they already made for the boat toy.
- Jim Person reported on a lawn removal at 6909 150th Place. Since they didn’t request advance ACC approval, we’re not certain the plan is to replace the lawn. Steve Yandl will contact the family to get their intentions.
- Jim Person reported on Christmas lights remaining up at 15116 72nd Drive. This is a violation of ACC Procedures and Rules, Section 8.1. Steve Yandl will write them a letter to remind them of the rule and give notice to correct the infraction.
- Steve Yandl shared concerns that too many roofing contractors are advising customer they know what materials are approved by the HOA when they have not actually checked.
- We discussed possible candidates for director appointments to serve the remainder of the terms of Duane Oord and Joyce Bowen. Different directors will contact those with potential to see if they’re willing to serve. If we fail to get willing candidates within two weeks, flyers will be prepared, laminated and affixed to mailboxes to advertise the opportunity to the entire membership.
- Jim Person shared his concerns that we don’t have a fully functional neighborhood crime watch. We rely on the Yandl email notification list and the facebook group, Gold Creek Area Peeps that only covers about a third of our members.
