CALL TO ORDER / APPROVAL OF MINUTES
1. We discussed the fine schedule. It was decided to remove the section in regards to dog waste.
2. We had a homeowner approach us in regards to a personal vehicle in a neighbors driveway that had not moved recently and wanted to know if the HOA enforced this. We discussed and decided that we could not enforce this, as it would be difficult to keep track of personal vehicles as there were so many homes and it would become arbitrary enforcement.

CALL TO ORDER / APPROVAL OF MINUTES
- Bill Steenis called the meeting to order at 7:15pm. Present were Bill Steenis, Steve Yandl, Trina Coleman, Duane Oord, Joyce Bowan, and Cheryl Carlson.
- Trina Coleman presented the Minutes from the September meeting. It was moved and seconded to accept the minutes as read. Motion carried 6 – 0.
- The audit is essentially complete. We are only waiting on Sherman’s letter to the auditor. Everything else looks fine.
- The Checking account is at $34,416, the long term capital reserve fund is at $68,882 and the operational reserve is at $23,799.
- Fines
- We received $13,320 from the Warner fine. Because these are fees it should not be considered taxable income, we are awaiting for confirmation from the bookkeeper on this.
- The Guimont home has a sale pending and we expect to collect the fines from this sale. We will hold the money for awhile and not spend it in case they come after the fact and try to recover the fines.
- If we are successful in recovering and retaining these fines we will consider offering a rebate to homeowners on their 2010 dues. Or perhaps just add the money into the long term fund and complete some of the repair projects that need to be addressed sooner rather than later.
- We received a quote for repairing all damaged fence pieces from Towne and Country. The quote was for $2907 plus tax. It was moved, seconded and approved to go ahead with the repairs.
- CC&R Violations
- Four violation letters were sent out during the past month.
- The Sok residence still has not improved their yard to meet the neighborhood standards. A second letter will be sent to them.
- The Chiangprandt boat was back in the driveway, Joyce will contact him in regards to moving boat. He has received notifications already in regards to this.
- We need to have Skinner give us an estimate on repairing the common area next to the Furlan residence.
- Project Requests
- Six approvals requests were sent out this month, mainly paint requests.
- Rentals
- Warner – We have received the check from the escrow company.
- Guimont – The house has passed inspection and the closing is moving forward. We anticipate receiving a fine somewhere in the neighborhood of $52,000.
- Sharma – We are just getting started with the Sharma residence. As they have not made any attempt to rectify the situation we will ask Sherman to move forward on the lawsuit. The first step will be to order a title search on the home to determine what other liens are on the property. We will also file suit against the Gillums as they are 1% owners in the house.
